Policies, Rules, & Regulations

WELCOME TO YOUR VACATION HANDBOOK

The information included in this handbook will be helpful in answering most of your
questions about procedures, policies, and regulations for CasaBlanca Vacation Club
Members Association. (CBVC)

The objective of your Board is to ensure each member the best opportunity to
accommodate his or her vacation requirements and to use all of our resources in a
fair and financially sound manner.

To this end, we have contracted with a resort management company to handle all of
the operations and reservations of the resort.

OIM, LLC will maintain records such as; member status, unit size, the members and
their documentation.

PURPOSE & AUTHORITY

The following rules and regulations are made for the safety and enjoyment of all
members of CBVC. They are adopted by the Board of Directors as provided for in the
bylaws of CBVC. CBVC may enforce these Rules and Regulations by any or all of these
methods: immediate fine, verbal or written warning, asked to leave, no action or
refer the matter to the Board for suspension of privileges.

Guests/Permitted Users: Timeshare owners are responsible for the actions of their
guests and are financially responsible for the fees and fines of their guests.
On-site management may ask any non-member (in other words a person of the general
public), who is in violation of any of these Rules and Regulations, to leave the
property. Management may pursue trespass enforcement with appropriate law
enforcement agencies.

Fines: The penalty for violation of any rule or regulation shall be specific set
fine and/or the amount of damages whichever is greater unless a different penalty is
specicified. Penalties may be assessed for each violation, incident or repetition of
a violation. The continuance of a condition is a violation for each day the
condition continues.

DEFINITIONS

Owner: Anyone who owns one or more timeshare use periods(s) in CBVC.

Owner in Good Standing: An owner with no late fines, fees or assessments and no
delinquent contract payments.

Guest/Permitted User: Anyone using resort facilities by invitation of a member in
good standing, or at the invitation of CBVC. This includes children of the member.
If you intend for a guest to use your reserved use period, you must inform the
reservation staff prior to the first day of the use period reserved.

Reservation: 1) an advance request for occupancy of a unit, which has been accepted
by the reservation office. 2) the period of days thereby reserved for occupancy by
CBVC.

Bonus Time: Additional time used above and beyond your week of ownership.

Regular time: A timeshare interval whereby the member has purchased use of a time
period within the specified color value and unit size.

MISCELLANEOUS

Disturbances: No owner or guest shall make or permit disturbing noises to be made in
the project by himself, his family, friends or guests or interfere with the rights,
comforts, or conveniences of other Time Share Owners or guests.

Quiet Hours: Quiet hours shall be observed from 11 p.m. to 6 a.m.

Firearms: No firearms shall be allowed on resort property except as permitted by
law.

Pet Policy: No pets of any kind are permitted in the units or around the resort,
except service dogs after declaring upon check-in that the service dog will be in
the unit.

Pool Rules: Pools are property of the Hotel; CBVC has no control over the pools.
Timeshare guests are allowed to use the pools as long as all the rules are followed.
The rules are posted at the pool. Any violation of the swimming pool policies may
result in removal from the pool area. Use of the pools and spas is solely at your
own risk. No lifeguard will be on duty.

Keys: the manager shall retain a passkey to each unit. No member or occupant shall
alter the locks on any door leading in to the unit. In case of emergency, Manager or
his employee may enter a Time Share Unit, and in such case, shall notify the
occupant, as soon as reasonably possible, of the reason for such entry.

Signs: No signs (including without limitation “For Sale” or “For Rent” signs) or
flags of any kind shall be placed in the windows or on doors or other exterior
surfaces of the Building.

Club Cards: Timeshare Owners will be issued Membership Cards evidencing their
membership in the Vacation Club and allowing for use of all recreational facilities.
This Membership Card is not assignable or transferable by the Owner. A maximum of
four (4) cards for each one bedroom and two (2) cards for each studio owned.

Common Areas: No halls, sidewalks, stairways, or similar areas of the resort shall
be obstructed or used for any purpose other than entrance to and exit from the
units. Nothing shall be thrown or emptied out of the windows or doors or down the
stairways or from the balconies or in the Common Areas, nor shall anything be hung
from the balconies or from the out-side of the windows or placed on any outside
window sills.

Personal Property: No stairways, sidewalks, grounds or other common areas of CBVC
shall be used for the storage of any personal property. The Association and its
contracted Management Company will not be responsible for personal property lost,
stolen or damaged while on Association premises.

Parking: No motor vehicle, trailer or similar vehicle belonging to a member or
occupant, or their families, guests, tenants or employees shall be parked in such a
manner as to impede or prevent ready access to the parking areas. Parking is limited
to one vehicle per unit. No owner or guest shall use, or permit his family, guest,
tenants or invitees to use, parking spaces (if any) assigned to other owners. The
Association reserves the right to remove or cause the removal of such vehicles at
the expense of the owners.

Trash Disposal: Housekeeping will collect and dispose of trash daily.

Removal of resort property: No member or occupant shall be entitled to remove from
the premise furniture, furnishings, linens or other items of resort property contained in the unit.

Check-in/Check-out: Check-in time shall begin at 4 p.m. A Credit card is required at
check-in time as security for loss/damage/extra cleaning in a unit. A valid ID must
be available at check-in; it will be required prior to allowing access to a unit.
Check-out is at 11 a.m. on your scheduled day of departure.

Unit Occupancy: The maximum allowable occupancy of the Time Share Unit is based on
Unit Type as follows: Four (4) individuals in a one bedroom; two (2) individuals in a studio; six (6) individuals in a 2 bedroom.

Disorderly Conduct: A person is considered disorderly if he/ she creates a hazardous
or physically offensive condition, by an act which serves no legitimate purpose;
intends to cause public inconvenience, annoyance or alarm; recklessly creates a risk
by engaging in fighting, violent, tumultuous, or threatening behavior; makes
unreasonable noises and/or engages in abusive or obscene language/gestures which can
be heard/seen on the property.


Harassment: The Association will provide a work environment free from gender
harassment, unreasonable demands and harassment from members, guests and fellow
employees. Harassment by or against the employees, members and guests shall not be
tolerated under any circumstances. Employees are entitled to respect and courtesy
with no harassment when performing their duties in accordance with established
rules, regulations, and procedures. Members and guests are entitled to the enjoyment
of their membership rights in accordance with established rules, regulations and
procedures.

Drugs & Alcohol: Any use of alcohol must comply with Nevada State Law. Use of
illegal drugs is not permitted anywhere on the property. CBVC may authorize law
enforcement agencies to search any area of the resort, including units.

No Smoking: All units are non-smoking. A $100 per day fine will be charged for
smoking in the units
. Continued smoking will lead to expulsion from unit and loss of
future use.

ASSESSMENTS, BILLINGS & COLLECTIONS

The Assessment, Billing and Collection Policy (ABC) of CBVC will be administered by
OIM, LLC.

An annual billing statement for the next year's assessment will be mailed to each
member approximately Dec. 1st each year. The member has an option to pay the
assessment in full upon receipt of the billing statement or pay the assessment by
the due date of February 1st.

Fines: Any fee, fine, or assessment must be paid upon receipt. Failure to do so will
result in the member being considered not "In Good Standing" and will be denied the
use of the resort facilities until the fee is paid. Exchange requests will not be
confirmed. Unpaid fees, fines or any other assessments will be added to the
maintenance fee for collection purposes.

Delinquency: Any payments made after April 1st are considered late. A late fee of
$50.00 will be applied and an additional $25.00 per every month late thereafter. If
you are delinquent, the OIM, LLC Accounting Services Department will contact you by
mail with a late notice, or you will be contacted by phone and reminded to send in
your payment. Such procedure will be followed at 30, 60, or 90 days delinquent. If
the 90 day delinquency is not resolved, a fourth and final demand notice to pay will
be delivered. This demand incurs a $125.00 fee and allows a 60 day notice to cure
default. No partial payment will be accepted. If payment is not received the Members
Association will cancel the membership and all rights associated therewith. Your
ownership record will be deleted from the computer system.

The Board of Directors may, at its discretion, submit delinquent accounts to an
attorney or collection agency for collection. The cost of any collection work will
be added to each account. The Credit Bureau may be notified of any delinquency.

RESERVATION & BANKING PROCEDURES

Each owner has the following rights according to their ownership:

1.The use year runs from January-December. The reservation department will attempt to accommodate requests from Time Share Owners for specific units; however, there is no
guarantee that an owner will get the unit requested. For each time share week owned,
comprised of seven (7) nights, a time share owner may request a reservation for
occupancy, with the week commencing on a Friday.

2.An Owner can make reservation for the “use” time 365 days before arrival. If the
requested reservation is for the next calendar year, that years Maintenance fee must
be paid in advance in order to be banked.

3.The Owners can use a “Split” week by using a 3 night segment and a 4 night segment,
based on availability. Reservation requests for split weeks is very limited and at
the option and discretion of the RESERVATION MANAGEMENT.

4.Split weeks at the CBVC will be as follows: Friday, Saturday and
Sunday...split....Monday, Tuesday, Wednesday and Thursday. Both portions of the
split week must be used during the same use year.

5.If you do not use your current years use week at Casablanca Vacation Club or bank
it, it cannot be accrued or carried over (banked with CBVC) to any future use year.

6.The earlier you make your reservation the better chance you have of getting your
requested week.


7.The Association will not be responsible to reimburse you for the unused or lost
week.


8.Owners may upgrade to a larger unit, if it is available, by paying an upgrade fee
for each night. Upgrades may only be confirmed thirty (30) days ahead of the stay.

9.BONUS TIME will be very limited and will only be accepted thirty (30) days or less
in advance.

10.Should a time share owner be unable to utilize his reserved use period in any given
year, the timeshare owner must advise the Association at least two (2) weeks prior
to the commencement of his reserved time period or the Association may not be able
to make alternative arrangements for the owner in that year use period. However,
such requests will be subject to availability.

II: If you are a member of Interval International (II) and you intend to exchange
your CBVC use period through II, you must contact the reservation office at CBVC to
request your week to be banked with II by September of the given use year and such
confirmed reservation must be for seven (7) consecutive nights.

The association will not be responsible to reimburse you for unused or lost weeks if
you have not made a reservation to use it at the resort or banked the week with II
through CBVC reservations by September of the current use year.


Any time share owners delinquent in payment of any assessments due the Association
or any monthly payment to suspension of their use privileges and the reservation
department will refuse to make their requested reservations.
